Maintenance Engineer

Maintenance engineering is not simply repairing equipment after it fails. Strong maintenance engineers improve the way assets are inspected, maintained, diagnosed and returned to service so that safety, availability, quality and cost improve over time.
The role is close to operations and often highly practical, but it is still engineering.
Role scope
A maintenance engineer may own or support:
- preventive maintenance strategy;
- predictive/condition monitoring;
- failure investigation;
- spare-parts decisions;
- maintenance planning;
- shutdown work;
- CMMS data;
- equipment modification;
- vendor support;
- reliability improvement.
In some companies, maintenance and reliability are separate functions. In others, they are one team.
Preventive and predictive maintenance
Preventive maintenance is time- or usage-based work intended to reduce failure risk.
Predictive or condition-based maintenance uses evidence such as:
- vibration;
- temperature;
- oil condition;
- ultrasound;
- electrical signatures;
- process performance.
Do not add monitoring simply because the technology exists. The failure mode must be detectable early enough for the data to change an action.
Troubleshooting
Good troubleshooting preserves evidence.
A structured sequence:
- make the equipment safe;
- define the failure;
- collect symptoms/history;
- understand function;
- isolate mechanical/electrical/process causes;
- test hypotheses;
- repair or modify;
- verify normal operation;
- record learning.
Repeatedly resetting equipment without understanding the fault destroys information.
CMMS
A computerized maintenance management system can hold:
- asset hierarchy;
- work orders;
- PM schedules;
- labor;
- spare parts;
- failure codes;
- history.
The quality of the data matters. "Machine broke" is poor failure history.
Root cause analysis
Use RCA for significant or recurring failures.
Avoid stopping at operator error or "bearing failed." Ask why:
- lubrication;
- contamination;
- alignment;
- loading;
- installation;
- environment;
- design;
- PM strategy;
- operating practice.
The corrective action should address the mechanism.
Condition monitoring
Mechanical engineers can specialize in vibration, lubrication or other techniques, but basic maintenance roles may only need interpretation and collaboration with specialists.
Know what a trend can and cannot prove.
KPIs
Useful maintenance measures can include:
- planned versus unplanned work;
- schedule compliance;
- mean time between failures;
- mean time to repair;
- backlog;
- repeat failures;
- availability;
- maintenance cost.
Do not optimize one KPI in isolation.
Safety
Maintenance work interacts directly with stored energy and hazardous equipment. Lockout/tagout, isolation, permit systems and site procedures are non-negotiable. Engineers should not trade safety controls for faster recovery.

Maintenance engineers can move toward:
- reliability engineering;
- maintenance leadership;
- asset management;
- condition monitoring;
- rotating equipment;
- shutdown/turnaround management;
- operations engineering.
The strongest maintenance engineers turn recurring breakdowns into engineering problems that can be prevented.
